The Entrance Is Where Security Pays Off First

Most of what harms a community drives in. Cameras at every entrance with license plate capture give the board and law enforcement the one thing that solves incidents: a plate, stamped with a time. When something happens, mail theft, a hit-and-run on a parked car, contractor dumping, the first question is "what came through the gate that night," and communities with plate cameras answer it in minutes. Gated communities pair that with telephone or video entry at the gate itself, so guests get buzzed in and every entry is logged.

Amenities: Access for Members, Not for Everyone

Pools, gyms, and clubhouses are the amenities homeowners pay for and the spaces most abused by people who don't. Fob and card access on amenity doors ties entry to good standing: dues lapse, access pauses, no confrontation at the pool gate required. Schedules handle the rest, pool open dawn to dusk, gym open to members around the clock, clubhouse unlocked only for reservations. A cloud-managed system lets the property manager or a board member run all of it from home, and the same credential works at every amenity.

Cameras That Answer the Board's Actual Complaints

Look at any HOA meeting minutes and the security items repeat: dumping at the compactor, vandalism at the playground, break-ins at the pool house, packages walking off porches near the mail kiosk. Cameras aimed at those specific problems, not a vague blanket of coverage, are what change behavior:

We've sat through enough board meetings to know how this goes: proposals in writing with a good-better-best structure, a walkthrough scheduled around volunteers' evenings, insurance certificates before the first ladder comes off a truck, and an invoice format your management company can process. Systems get documented and handed over, admin credentials belong to the association, not to us, so a future board can change vendors without a hostage negotiation. That is also why boards don't leave: monitoring, service, and repairs come from the same local team year after year, and takeovers of systems another installer abandoned are half our HOA work.

HOA Security Questions

What does an HOA security system cost per home?

Communities usually think in per-door assessments, so: entrance plate cameras and common-area coverage for a mid-size community typically works out to a one-time cost in the low tens of dollars per home, with monitoring and cloud fees a small monthly line item in the operating budget. We quote in exactly that format so the board can present it at the annual meeting.

Can homeowners see the community cameras?

That's a policy choice, and we configure whichever the board adopts. Most communities restrict live access to the property manager and one or two board officers, with footage pulled on written request after an incident. Broad homeowner access creates privacy complaints faster than it solves problems.

Who manages amenity fobs when residents move?

Whoever the board designates, usually the management company, through a cloud portal that takes minutes to learn: deactivate the old resident, issue to the new one. No rekeying, no waiting on a vendor. Communities using dues-standing rules can pause access automatically.

Our gate camera never captures usable plates at night. Why?

Standard cameras expose for the scene and get blinded by headlights; plate capture needs a camera and settings built for it. This is the most common thing we fix at community entrances; see vehicle monitoring for how dedicated plate cameras do it.

Yes, evenings included. A 15-minute presentation with the proposal, references from other associations, and straight answers about what cameras can and cannot do tends to pass votes that a PDF alone doesn't.
