Dry pipe systems fail differently. The compressor runs more than it used to, then constantly, then the low-air alarm trips at 2 a.m. Air leaks at aging fittings, condensation pooling at low points, and corrosion accelerated by the wet-dry cycle inside the pipe all compound quietly. We chase air leaks properly, drain the low-point drums on a schedule, and when a dry pipe valve has been tripped and reset too many times, we say so and price the replacement. The First Ten Minutes of a Sprinkler Leak

Before we arrive, the person on site can do three things that cut the damage. They matter more than anything we do in the first hour.

Find the Control Valve: Look for the OS&Y or post indicator valve on the riser, usually in a mechanical room, stairwell, or outside near the fire department connection. Closing it stops the flow. We will talk you to it by phone.
Keep Power Off Wet Areas: Cut electrical service to rooms with water on the floor if you can do it safely, and move stock and records off the floor.
Call Us Before You Call the Contractor: A plumber can stop water but cannot restore sprinkler protection. We stop the discharge, replace what failed, test the system, and coordinate the paperwork.

Freeze Events and Cold Snaps

Freeze damage clusters in a few cold nights, and our phones know it. Dry systems protect those areas for exactly this reason, but a dry valve that tripped or an air supply that failed leaves water in a pipe that was meant to hold air. Impairments: What NFPA 25 Expects While the Water Is Off

NFPA 25 treats any outage of protection as an impairment, and it expects an impairment program: a designated coordinator, a tag on the closed valve, notification of the fire department and your insurer, and a plan for what protection exists in the meantime. When a planned or emergency outage is expected to run longer than ten hours in a 24-hour period, the standard calls for notifying the authorities and arranging temporary protection or a fire watch.

The pieces that matter most in practice: your central station should know the outage is intentional, your carrier should hear from you before they hear from the loss adjuster, and the valve should go back to open with a verified, documented return to service. Repairs Start With a Finding

Outside of emergencies, most repair work traces back to an inspection: a deficiency on the annual NFPA 25 sprinkler inspection, a failed backflow preventer test, or a supervisory signal your fire alarm panel has been sending for weeks. Because the same company runs our inspections and our repairs, findings don't sit in a PDF waiting for a second vendor to quote them. Minor items get fixed during the inspection visit. A sprinkler head is leaking. Is that an emergency?

Treat it as one. A weep can become a full discharge without warning, and a fully open head releases 15 to 25 gallons a minute. Call the emergency line; we will walk you to the right control valve by phone if water is actively flowing, then get a technician moving.

Can you replace just one sprinkler head?

Yes, provided the replacement matches the original's temperature rating, response type, and orientation. We stock common heads on the truck. If your heads belong to a recalled production run or are past the age where NFPA 25 requires sample testing, we will tell you, because replacing one head on a condemned generation is money wasted.

Why is my dry system's air compressor running constantly?

Air is escaping somewhere: a fitting, a cracked pipe from a past freeze, or the dry pipe valve seat itself. A constantly running compressor is a warning, and the failure mode behind it is an accidental trip that floods the protected space. Have it diagnosed before winter, when the same leak becomes a burst pipe.

Do I need a fire watch while my sprinkler system is down?

For short planned impairments during business hours, usually not. For extended outages, overnight impairments, or buildings with sleeping occupants, the fire code and most insurance carriers require one. Who pays when a contractor damages a sprinkler head?

Typically the contractor's liability coverage, and your property policy in the gap.
