Fire Sprinkler Repairs

Sprinkler problems announce themselves two ways: a stain spreading across a ceiling tile, or a line item on an inspection report. Either way, the repair has rules. Parts have to match the listing, the impairment has to be managed while the water is off, and the fix has to be documented for the fire marshal and your insurer. We repair wet, dry, and pre-action systems across commercial and multi-tenant properties, and we handle those rules as part of the job.

Common Repairs We Handle

Most of the calls that come in land in one of these buckets:

  • Leaking or Damaged Heads: Heads sheared by forklifts, corroded by environment, painted over by a careless contractor, or simply aged past reliability. Replaced with listed equivalents, never mismatched spares.

  • Corroded or Leaking Pipe: Pinhole leaks and scale buildup, often from microbial corrosion eating black steel from the inside. Sections replaced and the root cause addressed, not just patched.

  • Valve Failures: Alarm check valves that false-trip, control valves that seize half-open, dry pipe valves that won't hold air. Rebuilt or replaced with the system retested after.

  • Flow & Tamper Switches: The supervision devices that report to your fire alarm panel. When one dies, the monitoring center goes blind to that zone until it's fixed.

  • Low or Fluctuating Pressure: Sometimes a failing backflow assembly, sometimes a municipal supply change, sometimes a closed valve nobody will admit to. Diagnosed with gauges, not guesses.

  • Freeze Damage: Burst pipe and cracked fittings in attics, parking decks, and unconditioned corners, usually discovered the first warm day after a cold snap.

Dry System Problems Deserve Their Own Paragraph

Dry pipe systems fail differently. The compressor runs more than it used to, then constantly, then the low-air alarm trips at 2 a.m. Air leaks at aging fittings, condensation pooling at low points, and corrosion accelerated by the wet-dry cycle inside the pipe all compound quietly. We chase air leaks properly, drain the low-point drums on a schedule, and when a dry pipe valve has been tripped and reset too many times, we say so and price the replacement. A dry system that false-trips floods the building it was supposed to protect from exactly that.

While the Water Is Off: Impairments Done Right

Any repair that isolates part of the system creates an impairment, and impairments have a procedure: the monitoring center gets notified so the outage doesn't read as a fault, your insurer's impairment program gets its notice, a fire watch is posted when the code or your carrier requires one, and a tag goes on the valve. Then the repair happens fast, because every hour without water on the line is exposure. We run this procedure on every repair, including the small ones, because the building fire that happens during an unmanaged impairment is the claim that gets denied.

24/7 Emergency Sprinkler Repair

A sheared head puts an astonishing amount of water into a building in very little time. The emergency line is staffed around the clock; the first job is finding the right valve and stopping the discharge, the second is getting protection restored so the building isn't left exposed overnight.

  • Containment First: Valve shutoff and drain-down coordinated to limit damage to the floors below.

  • Same-Visit Restoration: Trucks stocked with common heads, fittings, and rebuild kits so most systems go back in service the same day.

Repairs Start With a Finding

Outside of emergencies, most repair work traces back to an inspection: a deficiency on the annual NFPA 25 sprinkler inspection, a failed backflow preventer test, or a supervisory signal your fire alarm panel has been sending for weeks. Because the same company runs our inspections and our repairs, findings don't sit in a PDF waiting for a second vendor to quote them. Minor items get fixed during the inspection visit. Bigger ones come with a photo, a price, and an honest read on urgency. The same goes for kitchen hood and clean-agent systems through suppression system repairs, and for the panel side through fire alarm repairs.

Sprinkler Repair Questions

A sprinkler head is leaking. Is that an emergency?

Treat it as one. A weep can become a full discharge without warning, and a fully open head releases 15 to 25 gallons a minute. Call the emergency line; we will walk you to the right control valve by phone if water is actively flowing, then get a technician moving.

Can you replace just one sprinkler head?

Yes, provided the replacement matches the original's temperature rating, response type, and orientation. We stock common heads on the truck. If your heads belong to a recalled production run or are past the age where NFPA 25 requires sample testing, we will tell you, because replacing one head on a condemned generation is money wasted.

Why is my dry system's air compressor running constantly?

Air is escaping somewhere: a fitting, a cracked pipe from a past freeze, or the dry pipe valve seat itself. A constantly running compressor is a warning, and the failure mode behind it is an accidental trip that floods the protected space. Have it diagnosed before winter, when the same leak becomes a burst pipe.

Do I need a fire watch while my sprinkler system is down?

For short planned impairments during business hours, usually not. For extended outages, overnight impairments, or buildings with sleeping occupants, the fire code and most insurance carriers require one. We handle the notifications either way, including the central station, and help you set up the watch when one is required.

Who pays when a contractor damages a sprinkler head?

Typically the contractor's liability coverage, and your property policy in the gap. What matters in the moment is documentation: we photograph the damage, identify the head, and produce the repair invoice with the detail an adjuster needs. Get the repair done first; the cost recovery argument works better with the building protected.
