Most buildings need a wet system. Some need something else, and the wrong choice shows up later as frozen pipe or accidental discharge over equipment that should never get wet:

Wet Pipe: Water sits in the pipe, ready at every head. The simplest and most reliable option for any space that stays above 40 degrees year round.
Dry Pipe: Pipe holds pressurized air until a head opens. The answer for parking decks, attics, loading docks, and unconditioned warehouse corners that freeze.
Pre-Action: Two events, a detector trip plus an open head, before water moves. Built for server rooms, records storage, and anywhere accidental water is its own disaster.
Storage & High-Pile: Warehouses with tall racking need heads and densities designed for the commodity and the stack height, a calculation that changes when your racking does.

NFPA 13 Design, Hydraulic Calculations, and Plan Review

Every system we install starts with a hazard classification, then hydraulic calculations that prove the water supply can feed the most demanding corner of the building. Those calcs, the head layout, and the pipe sizing go to the local fire marshal for plan review before anyone cuts pipe, and we handle that permitting in every jurisdiction we work, from Charlotte and Greensboro to Raleigh and across South Carolina and Georgia. A flow test on the municipal supply comes first. Plenty of failed designs trace back to somebody assuming street pressure instead of measuring it.

New construction is the easy case. The harder one, and the one we do more often, is threading a system through an occupied building: an apartment community that can't relocate tenants, a care facility where residents can't be disturbed, a storage facility that rents units through the construction schedule. Retrofit work gets phased floor by floor, wet zones stay in service while new zones go in, and any planned impairment gets coordinated with your insurer and the fire department before the water goes off, never after.

Where the Sprinkler System Meets the Fire Alarm

A sprinkler system without supervision is a pipe network that hopes someone is standing there when it trips. Waterflow switches and valve tamper switches wire back to your fire alarm panel, which reports to a monitoring center around the clock. We install both sides of that connection, so there is no gap between the sprinkler contractor's scope and the alarm contractor's scope, because they are the same contractor. If you already have a panel, we tie into it; if you need one, fire alarm installation happens on the same project.

What Commercial Sprinkler Installation Costs

In new construction, sprinkler coverage usually lands between $1 and $3 per square foot. Retrofits run higher, typically $2 to $7, driven mostly by ceiling access, finished spaces that have to be opened and restored, and how far the riser sits from a usable water supply. Storage occupancies with high racking price differently because the hydraulic demand is heavier. Does my building legally require a sprinkler system?

It depends on occupancy type, square footage, construction type, and when the building was built or last renovated. North Carolina and South Carolina both adopt versions of the International Building Code, which sets the thresholds. A renovation, change of use, or addition often triggers a requirement the original building escaped. How long does a commercial sprinkler installation take?

A small standalone building can be piped in two to three weeks. A phased retrofit of an occupied mid-rise can run several months because work happens zone by zone while the rest of the building stays protected and open. Permitting and plan review add two to six weeks up front depending on the jurisdiction's backlog, which is why we submit drawings early.

Will a sprinkler system lower my insurance premium?

Usually, and sometimes substantially. Carriers price commercial property risk partly on fire protection, and a monitored, code-compliant sprinkler system is the single biggest factor you can control. Ask your carrier what a sprinklered rating changes on your policy before the project, because the answer sometimes pays for a meaningful part of the system.

Can you connect a new sprinkler system to my existing fire alarm?

Yes. Waterflow and tamper switches tie into any code-compliant panel, and we handle the alarm side of that work ourselves rather than leaving a gap for a second contractor. If your panel is at end of life, we will tell you plainly and price a replacement alongside the sprinkler work so you can decide with real numbers.

What maintenance does a new sprinkler system need?

NFPA 25 sets the schedule: monthly and quarterly visual checks, an annual inspection and test, an annual backflow preventer test, and internal pipe inspections every five years. Our inspection program runs all of it on one calendar with device-level records kept on file.
