This page is written for the GC or owner's rep in that spot: what we need from you, what we produce, and where the schedule actually gets lost. What We Need From You to Price It

A firm number comes from a drawing set, not a phone call. Here is what gets us there fastest. If the job is a tenant improvement inside an existing building, also tell us what system is already on the wall, because reusing the panel changes the price more than anything else. The same drawing set can carry cameras and card access, and we quote those through our commercial security installation team so the GC deals with one sub.

Fire Alarm Sheets and Spec: The FA sheets, the specification section, and any addenda. Division 28 language on battery calculations, voice, and testing changes the price.
Occupancy and Construction: Use group, construction type, and whether the building is sprinklered. These drive device counts and notification requirements.
Ceiling and Wall Finishes: Hard lid versus drop ceiling, masonry, and finished tenant spaces decide the labor and the pathway.
Schedule and Phasing: Rough-in windows, inspection dates, and whether the building is occupied during the work.

Plan-and-Spec Work: Shop Drawings and Submittals

On a plan-and-spec job we work from the engineer's drawings and produce the shop drawings: device layout, riser diagram, battery and voltage-drop calculations, and manufacturer data sheets. The package goes to the engineer for review, and to the fire marshal for permit. Expect at least one resubmittal cycle, and plan the schedule around it. We take on this work as a sub through our GC subcontracting program, and also as an install partner on national integrator contracts through our integrator partnership page.

Submittals usually draw the same comments: battery calculations that do not match the spec, a sequence of operations that conflicts with the sprinkler contractor, or a device count that disagrees with the architectural reflected ceiling plan. Permit and AHJ Plan Review

Plan approval is the usual bottleneck. Review queues run weeks in busy jurisdictions, and installation cannot legally start until the stamped set comes back. We submit complete packages the first time, because a missing calculation sheet costs a cycle. Rough-In to Acceptance, in Order

The sequence is fixed, and the waiting is part of the work:

Rough-In and Pathway: Conduit and cable are pulled once the permit is in hand, coordinated with the ceiling and other trades.
Device Trim: Detectors, pull stations, horns, and strobes go in after paint and ceiling grid.
Panel and Programming: The panel is mounted and programmed, with each device addressed and tied to its zone and sequence.
Our Own Full Test: We test every device before the inspector arrives, so the AHJ walk is a confirmation, not a discovery.
Acceptance Test: The AHJ witnesses a test of the system, and the fire alarm record of completion is signed.

Who Does the Work: NICET III and the NC License

Our fire alarm work is led by a NICET Level III certified technician and runs under North Carolina license SP.FA/LV.36697. You can read more about the company on our about page. That is a North Carolina license. On South Carolina and Georgia projects we work through each state's own requirements and tell you before award what applies. Programming and acceptance testing are led by the NICET Level III technician, not handed to whoever is free that day, which matters when the fire marshal asks who certified the system.

The Acceptance Test

At acceptance the AHJ watches every initiating device tested, notification coverage checked, and each interface verified: elevator recall, door holder release, air handler shutdown, sprinkler waterflow and tamper signals, and the signal to the central station. Records are handed over for the building file, and the annual inspection and test starts the clock for the next year. Fire alarm monitoring goes live before the final walk, since most AHJs want to see it working.

Occupied Buildings and Panel Swaps

Tenant improvements and system upgrades mostly happen in buildings full of people, and code does not pause for construction. We phase the work so the building stays protected and fire watch is a plan, not a surprise. Existing circuits in good condition often carry a new panel, which cuts cost and ceiling disruption. What Installation Costs

Typical installed ranges: $6,000 to $15,000 for a small building with 15 to 40 devices, and $20,000 to $50,000 for a mid-size building with 75 to 150 devices. Voice evacuation, smoke control, and difficult ceilings push it higher. A plan-and-spec bid replaces these ranges with a firm number.
