Security & Life Integrations Inc

Fire Alarm and Security Subcontractor for General Contractors

The bid set arrives with fire alarm in one division, access control in another, and a bid date that is closer than anyone would like. You need a sub who reads the drawings, prices the whole scope, and still answers the phone after you win the job. We work as the fire alarm, access control, camera and low-voltage subcontractor for general contractors and electrical subs across North Carolina, South Carolina and Georgia.

Send Us a Bid Set

We Price From Your Plans and Specs

Most of what we do for contractors is plan-and-spec work. You hand us the architectural and electrical sheets, the fire alarm drawings, and the Division 28 spec sections, and we price exactly what is shown and written. We do not bring a template system and bend your building around it. If the engineer called out a voice evacuation panel, addressable devices and a remote annunciator, that is the system we price.

The same approach covers commercial fire alarm systems, card access, cameras and the cabling behind them. One sub carrying all of it keeps your coordination calls short and your punch list from splitting across three companies. Our fire alarm work carries NICET Level III certification and North Carolina license SP.FA/LV.36697.

What We Carry in a Subcontract

  • Fire alarm and detection: New panels, devices, notification circuits and monitoring connections built to the drawings and NFPA 72.

  • Access control: Readers, door hardware interfaces, controllers and the head-end software, coordinated with the door and frame schedule.

  • Cameras: Cameras, network cabling, recorders or cloud storage, and viewing set up for the owner on turnover.

  • Low-voltage and intrusion: Burglary and panic devices, door contacts, intercom and structured pathways for the security systems.

  • Sprinkler interface: Flow and tamper switch connections to the fire alarm panel, coordinated with your sprinkler contractor.

  • Central station monitoring: UL-listed monitoring for fire and intrusion set up before the certificate of occupancy walk.

How to Send Drawings and Specs

Email or share a link to the full set, not just the fire alarm sheets. Fire alarm layout depends on room use, ceiling types, fire-rated walls and the door schedule, so the architectural and electrical sheets matter as much as the FA pages. Include every addendum, the bid date, the project address, and the name of the jurisdiction that will review the permit.

Tell us which scopes you want priced: fire alarm only, fire alarm plus access control, or the whole low-voltage package. Send alternates and phasing notes too. If the spec says a system is by others, say so on the bid request so we exclude it in writing instead of guessing.

Bid Turnaround

We acknowledge every bid request and tell you what is missing before we start, so you are not finding out at 4 p.m. on bid day that a sheet never arrived. Turnaround depends on the size of the set and how complete it is. A clean set for a single building moves quickly. A multi-building campus with open addenda takes longer, and we would rather say that up front.

Give us the bid date when you send the set and we will confirm whether we can meet it. A quote that comes back with clear inclusions, exclusions and assumptions is easier to carry in your number than a lump sum with nothing behind it.

Submittals and Shop Drawings

  • Product data: Cut sheets for the panel, devices, power supplies and notification appliances, marked to the model being supplied.

  • Shop drawings: Floor plans with device locations, circuit routing, and a riser diagram the engineer and the plan reviewer can follow.

  • Calculations: Battery standby and voltage drop calculations for notification circuits, so reviewers see the system will perform as designed.

  • Sequence of operations: An input and output matrix showing what each alarm, supervisory and trouble signal does, including door release and elevator recall.

  • Review cycles: We resubmit quickly after comments so the equipment order does not wait on paperwork.

  • Closeout set: As-built drawings, the programming record and the operation and maintenance information the owner expects at turnover.

AHJ Permits and Inspections

Fire alarm work is permitted and inspected by the authority having jurisdiction, usually the local fire marshal or building inspector, working under the state fire code and NFPA 72. We prepare the permit package, build to the approved drawings, and schedule the acceptance test around your inspection calendar. That test runs every device and every function, and the fire official witnesses it before the building can be occupied. We explain how the three states differ in our guide to what NC, SC and Georgia require for a commercial fire alarm.

Sprinkler flow switches, tamper switches and elevator recall all tie into the alarm panel, so we coordinate those tests with the other trades. After sign-off, annual inspection and testing and fire alarm monitoring can continue under the same company that installed the system.

Credentials, Insurance and Paperwork

Our fire alarm work carries NICET Level III certification and North Carolina license SP.FA/LV.36697. The license is a North Carolina license. It covers our North Carolina work, and we confirm licensing and permit requirements for each South Carolina and Georgia project before we put a number in your bid.

Our certificate of insurance is posted on our payment page. If your subcontract requires specific additional insured wording or a waiver of subrogation, send it with the bid request and we will have it issued correctly instead of finding out at contract signing.

Where We Work

We bid projects across North Carolina, South Carolina and Georgia, including Charlotte, Raleigh, Rock Hill, Greenville, Columbia and Savannah. Our service area map lists every city.

If you are an integrator rather than a general contractor, see our page on being an installation partner. For finished buildings that need work on an existing system, our commercial installation and repair pages cover it.

General Contractor Questions

Do you work from plan-and-spec drawings?

Yes. We price and build to the engineer's drawings and specifications, submit shop drawings for review, and install to the approved set. See our fire alarm installation page for the process.

Can you handle fire alarm and access control on one subcontract?

Yes. Fire alarm, access control, cameras and low-voltage can sit under one subcontract, which keeps coordination with your superintendent in one place.

Who handles the AHJ permit and acceptance test?

We prepare the permit package, build to the approved drawings, and run the acceptance test with the fire official present. You control the schedule and we fit the test into it.

Where can I get your certificate of insurance?

It is available on our payment page. Send us any special endorsement wording your contract requires and we will request it from our carrier.

Do you serve projects outside North Carolina?

We serve South Carolina and Georgia as well. Our NC license applies to North Carolina work, and we confirm licensing for each project in the other states before bidding. Start on our contact page.

I knew when I called and had a conversation with Donna that they would be a good fit to do business with. Donna and Zach was very friendly and responsive. I was switching from a different company and im so glad that I did. Zach came and installed a new security system for my business and was able to switch over my fire panel to meet county standards to stay in compliance. Zach was also able to switch my camera system to monitor. The transition process was smooth. Thank yall for helping us out at Brighter Minds Academy 2

Zach, John and Omar have been simply amazing. We had a difficult fight getting our business off the ground and Security & Life helped us in every way they could. They’ve been outstanding in every way. They designed and installed dozens of cameras, ethernet ports and access control systems correctly the first time, they always answer immediately when we call and any issue we have is resolved almost immediately. We will never work with anyone else for security, fire or low voltage because you simply cannot improve on perfection.
