Sprinkler inspections run on their own standard, NFPA 25, separate from the NFPA 72 rules that govern your fire alarm, and plenty of buildings pass one while quietly lapsing on the other. The NFPA 25 Schedule: Quarterly, Annual, and Five-Year

Different parts of a sprinkler system are checked at different intervals. This is the version most commercial buildings run on:

Monthly and Quarterly: Gauges and control valves are confirmed open and locked or supervised, which is the failure that disables more systems than any other. Quarterly work adds waterflow alarm devices, supervisory switches, and the fire department connection.
Annually: The full inspection and test: main drain flow, valve operation, alarm devices, hangers, pipe condition, and the head condition throughout the building.
Every 5 Years: Internal pipe assessment for obstruction and corrosion, gauge replacement or recalibration, and standpipe flow tests where the building has them. Full detail on the five-year page.
Longer Cycles: Dry-pipe valve trip tests, antifreeze solution checks, and head sampling for lab testing as heads age. These ride on cycles the standard sets by system type.

What the Inspector Looks At

A real inspection is physical. Heads are checked for paint, corrosion, and clearance, and a stack of boxes within 18 inches of a head can ruin its spray pattern. Control valves are exercised and confirmed open. The waterflow test proves water moves and the alarm tied to it trips. Riser gauges, the backflow preventer, and the fire department connection each get a look, and anything that fails is documented with a photo and a recommendation, not a vague line on an invoice.

What Gets Tagged

The inspector tags the riser or control valve with the date, the company, and the next due date, and that tag is what the fire marshal reads first. A failed valve or a pipe that can't deliver water gets an impairment tag, and a written report goes to the owner. The report is the document your insurer will ask for, so it names each system, each finding, and what was done.

Deficiency vs Impairment

The two words get used interchangeably and they are not the same. An impairment means a system or part is out of service. A deficiency is a condition that could hurt performance, and NFPA 25 splits those into critical and noncritical. Anything that needs parts goes to our sprinkler repair team.

Impairment: A closed main valve, a broken pipe, or a section drained for work. The building owner has to notify the fire department and insurer, tag the valve, and in many jurisdictions post a fire watch until it is back.
Critical Deficiency: A condition that could keep the system from controlling a fire as designed, such as an obstructed head or a failed alarm device. Fix it quickly, and expect the marshal to ask when.
Noncritical Deficiency: A missing escutcheon, a corroded but working gauge, or a paint overspray. It goes on the report and gets fixed on a schedule, but it does not fail the building.

Where Sprinklers Meet Your Fire Alarm

The two systems are separate standards but physically connected. Waterflow and valve tamper switches report through your fire alarm panel, and those devices get tested again in your fire alarm inspection. A closed valve shows up as a supervisory signal at the monitoring center within seconds when the tamper switch works. How often do fire sprinklers need to be inspected?

Is a sprinkler inspection the same as a fire alarm inspection?
