The 5-Year Sprinkler Inspection

Every five years, NFPA 25 requires someone to open your sprinkler system and look inside the pipe. Most building owners have never heard of this until a fire marshal, insurer, or buyer's inspector asks for the report, and plenty of systems have gone twenty years without one. The annual inspection checks what you can see. The five-year check finds what you can't: corrosion, sludge, and obstructions that decide whether water actually reaches a fire.

What Actually Gets Opened and Examined

The five-year work is physical. Flushing connections and inspection points get opened at defined locations, and the examiner looks for the failure modes that build silently inside black steel pipe:

  • Internal Corrosion: Oxygen and water eat steel from the inside. Microbial corrosion, colonies of bacteria that acidify the pipe wall, can pinhole a system in a decade.

  • Obstructions: Scale, sludge, rocks from an old main break, even construction debris left during installation. Anything that blocks water from a head.

  • Gauge Replacement: Every gauge gets replaced or bench-calibrated at the five-year mark. A gauge that has read 60 PSI for fifteen years may just be stuck there.

  • Check Valve Internals: Alarm and check valves get opened and their internals inspected, the moving parts that must move exactly once, on the worst day.

When the Five-Year Becomes an Obstruction Investigation

If the internal exam finds enough foreign material, NFPA 25 escalates to a full obstruction investigation: more openings, flushing of mains and branch lines, and in bad cases internal video inspection of the piping. Certain events trigger an investigation regardless of the calendar, a municipal main break near the building, repeated dry-system trips, discharge of sludge during testing, or heads found plugged during a repair. It is invasive, and it is also the only way to know a forty-year-old system will actually flow. Buildings that came through our annual inspection program rarely get surprised here, because trending starts years earlier.

Why Insurers and Buyers Ask for This Report Specifically

An annual inspection report says the system looked right and tested right on the day. The five-year internal report says the pipe itself is sound, which is why underwriters weight it heavily on older buildings and why due-diligence teams request it on every sprinklered acquisition. A missing five-year report on a 1990s building tells a buyer to budget for the unknown, and buyers price unknowns pessimistically. If you plan to sell, refinance, or renegotiate coverage inside two years, get the inspection done on your schedule rather than theirs. The buildings that feel this hardest are the ones with the oldest sprinklered stock: warehouses, multi-tenant housing converted or built decades ago, and care facilities where licensure reviews add a third party to the paper chase.

Findings Get Fixed by the Same Team

Five-year inspections find things; that is their job. Corroded sections get replaced, obstructed lines get flushed, and failed valve internals get rebuilt, all through our sprinkler repair team, with the impairment managed properly and the monitoring center kept in the loop while any zone is down. Systems corroded past economical repair get an honest replacement conversation through fire sprinkler installation, with numbers, not fear. The backflow assembly rides the same five-year internal schedule, so we do it in the same visit.

5-Year Inspection Questions

How do I know when my five-year inspection is due?

Check the most recent internal inspection report or the tag on the riser; five years from that date. No report anywhere in the building file usually means it has never been done, which is common and worth fixing before someone with leverage asks. We can pull the thread from whatever records exist.

Does the five-year inspection shut the building down?

No. Openings are made at isolation points zone by zone, and the impairment is managed the same way as any repair: monitoring notified, affected zone drained and restored the same day in most buildings, fire watch only when circumstances genuinely require one.

What does a five-year internal inspection cost?

Typically $800 to $2,500 for common building sizes, driven by riser count and access. An escalated obstruction investigation costs more because it involves more openings and flushing. Both are small against what an insurer does with a missing report on an older building.

My system is only six years old. Do I really need this?

Yes, the first one was due at year five regardless of age, and newer systems aren't immune; microbial corrosion shows up in ten-year-old buildings, and construction debris is most common in the newest ones. The good news: young systems usually pass quickly and cheaply.

Is this the same as the annual sprinkler inspection?

No. The annual inspection covers external condition, valves, and flow testing. The five-year goes inside the pipe. You need both, and we run them on one combined calendar so the five-year never silently lapses.
