Switching Commercial Security Providers Without a Gap in Coverage

The renewal letter arrives, or the invoice goes up, or the technician who knew your building retires, and someone asks whether you are stuck. Usually you are not, but the order of operations matters. This page covers what to check in a commercial contract with Sonitrol, ADT Commercial or CPI Security, what can stay in the building, and how monitoring moves without leaving a night unprotected.

Review My Contract With You

Start With the Contract, Not the Equipment

Before you call a competitor, find the agreement. Commercial monitoring and service contracts generally run for a fixed term, and many renew automatically for another term unless you give written notice inside a window before the end date. Missing that window is the most common reason a business ends up paying for another year of a service it already decided to leave.

Look for four things: the term end date, whether renewal is automatic, the length of the renewal term, and how notice has to be delivered. Some agreements require certified mail or a specific address. We cannot tell you what your contract says without reading it, and nothing here is legal advice. If the language is unclear, have your attorney look at it. Bring it to us and we will put the dates on a calendar with you.

Notice Periods and Auto-Renewal in General Terms

Notice windows vary by contract, and the ADT Commercial, Sonitrol and CPI agreements are no exception, so we do not guess at any provider's specifics here. A window of 30 to 90 days is common across the industry, but yours might differ. Your signed copy is the only reliable source.

If you cannot find the contract, ask the provider for a copy in writing. Keep proof of every notice you send. And if the term has already renewed, ask what the early termination language says before assuming you owe the full balance. Some agreements allow termination for specific reasons, such as repeated service failures, and some do not.

Who Owns the Equipment

  • Sensors, contacts and wiring: Door contacts, motion detectors and the wire in your walls usually stay with the building and can work with a new panel.

  • Panels and keypads: Often reusable once re-programmed, unless the panel is proprietary to the provider or the model is no longer supported.

  • Cameras and recorders: Cameras on standard open protocols can often be kept. Proprietary cloud cameras may tie to the provider's account.

  • Leased or provider-owned gear: Check whether your agreement says the provider retains title. If it does, that equipment comes out or gets bought out.

  • Access control: Readers and door hardware often carry over. The database of credentials may need rebuilding if it cannot be exported.

  • Fire alarm devices: Detectors, pull stations and wiring are commonly reusable, subject to inspection and the age of the panel.

Takeover or Rip-and-Replace

A takeover keeps what still works and replaces only what does not. It is faster, less disruptive and usually cheaper, because labor and cabling are the expensive parts of any system. Replacement makes sense when equipment is obsolete, unsupported or locked to the old provider. We price both side by side, with the keep-versus-replace line items visible, so you can compare them with any other proposal.

Our guide to taking over a building security system instead of ripping it out walks through the process in more detail. We do not quote a price range for a switch without seeing the building, because device counts, panel age and the contract's termination terms move the number more than anything else.

Moving Monitoring Without a Gap

Monitoring is the piece that cannot have a hole in it. The safe sequence is to set up the new monitoring account, program the panel or communicator to report to it, test every signal type with the new central station, and only then let the old agreement end. Cancelling first and hoping the new account is ready by the weekend is how a building ends up unmonitored.

Fire signals deserve extra care. Fire alarm monitoring has code requirements, and the fire marshal may expect to be told about a change. Our central station monitoring and fire alarm monitoring can be scheduled for the day after your old contract ends. Fire work is done under NICET Level III certification and North Carolina license SP.FA/LV.36697.

Pick Your Provider

What We Need to Quote a Switch

Gather the current agreement, your last fire alarm inspection report, panel make and model if you know it, and rough door and camera counts. If you do not have those, we can walk the building. For apartment communities and offices, see our pages on multi-tenant housing and offices. You can also start with a commercial system review.

Switching Provider Questions

Can I leave a commercial security contract early?

It depends on your agreement. Some have early termination fees, some allow termination for cause, and some do not allow it at all. Read the termination language or have an attorney read it, then plan the switch around the end date if you can.

Will I lose my fire alarm monitoring during the switch?

Not if the cutover is planned. We set up and test the new connection first, then let the old one end. See our fire alarm monitoring page.

Do I have to replace everything?

Usually not. Wiring, sensors and often cameras and door hardware can stay. Read about a system takeover.

What if my provider will not give me the access control database?

We can rebuild it from a door-by-door and user audit, with the new credentials documented and handed to you in writing.

Where do I start?

Send us the contract and we will map the dates with you. Use the contact form or browse our comparison pages.
